Asset Living Promotes Kyle Nail to Vice President, Operations

HOUSTON (NOVEMBER 26, 2025) – Asset Living is pleased to announce Kyle Nail’s promotion to Vice President within the company’s student housing department. With more than 20 years of experience in the property management industry, Nail will focus on leading his team of Regional Vice Presidents and Regional Managers from across the nation while supporting continued growth and operational success within his portfolio.

“In 2025, I will oversee multiple Regional Vice Presidents and Regional Managers while partnering with a diverse client group and expanding our footprint across the nation,” says Nail.

Before his current role, Nail served as Regional Vice President at Asset Living, where he passionately led his student housing portfolio and contributed to the division’s success. His career in property management began in College Station, Texas, where he started as a Resident Advisor at an Asset Living community. After graduating from Texas A&M University, he accepted a role as a Community Manager in Huntsville, Texas. He eventually returned to College Station, where he was promoted to Community Manager at a larger-profile residential student housing property. In 2013, he was promoted to a corporate-level role as Regional Manager and then promoted to Regional Vice President in 2021. His experience working on-site has provided him with valuable hands-on knowledge that will continue to support his teams within his new role as Vice President.

“I’m looking forward to successfully onboarding our newly acquired sites, aligning them with Asset Living’s high standards, and continuing to find new ways to drive growth for the company,” says Nail.

Beyond his work, Nail is passionate about supporting youth athletics as a volunteer coach for high school football, as well as his daughter’s basketball and volleyball teams. He is dedicated to spending quality time with his family and enjoying the outdoors.
