Understanding how to build a successful team starts with learning from those who have worked hard to develop and shape their career to become an integral part of the team. In the #BecomingAnAsset series, we ask Asset Living employees to share advice for those looking to grow personally and professionally – from turning challenges into opportunities for career development to persevering towards a promotion – our team members are full of quality advice that can help to guide anyone towards success. Today we are hearing from Asset Living Regional Supervisor, Greg King.
What is your background and experience in and what do you do within Asset Living?
“Over three years ago, I started working for Asset Living and was hired to oversee a property that went through an astonishing metamorphosis thanks to my team’s meticulous planning and strategic execution. Together, we orchestrated a remarkable revival that led the property into a profitable state, truly stabilizing it for the road ahead. Afterwards, I was later promoted to my current role as Regional Supervisor. In this position, I oversee operations while mentoring and training my team through comprehensive programming. Beyond my responsibilities as a Regional Supervisor, I’m a 2023 Asset Ambassador and serve as an Ambassador for Student Housing Insight. These opportunities underscore my passion for the industry and give me an opportunity to share insights and best practices while contributing to the collective advancement of the student housing sector.”
What piece of advice would you give to a new employee who is #BecomingAnAsset?
“Four easy touch points would be:
- Understand the Student Experience — To effectively serve students, it's crucial to understand their needs, preferences, and challenges. Spend time interacting with students, listening to their concerns, and learning about their lifestyle.
- Embrace Continuous Learning — The student housing landscape is dynamic, with trends and student behaviors evolving over time. Stay curious and committed to continuous learning. Attend industry conferences, workshops, and webinars to stay updated on best practices, regulations, and emerging technologies.
- Build Relationships — Cultivate positive relationships with students, property owners, vendors, and local institutions. Networking can lead to valuable partnerships and collaborations that enhance the student housing experience.
- Team Collaboration — The success of a student housing property relies on teamwork. Collaborate with colleagues from various departments to ensure a cohesive and holistic approach to management.”
What drives you to be the best team member possible?
“I have a desire to excel in whatever I do. Striving for excellence is a core value, and I believe that giving your best effort not only benefits you but also contributes positively to the team's success. By leading through example, I hope to motivate my team and other teammates to elevate their own performance and contribute positively to the team's goals. I am guided by a strong sense of personal integrity. Doing my best aligns with my ethical values, and I take pride in maintaining a reputation for reliability, honesty, and dedication.”
What is your favorite memory from this year or within your career at Asset Living?
“By far my favorite memory is seeing my teams grow their own careers from Community Assistant roles to Manager roles. Seeing the success of their properties by taking trainings and recommendations while putting their own spin on it by making the experience their own is one of my favorite things to witness.”
Lastly, what do you like to do outside of work in your free time?
“Outside of the office I enjoy staying active and spending time outdoors! I love going back to Iowa to spend time with my family on our family farm. I also enjoy floating the river and tailgating for Iowa State University!”
